The formula

How EMI is calculated

EMI stands for Equated Monthly Instalment. Every EMI has two parts: interest on the outstanding balance, and repayment of principal. Early in the tenure most of your EMI goes toward interest; later, most of it reduces the principal.

EMI = P × r × (1 + r)^n / ((1 + r)^n − 1)

Here P is the principal, r is the monthly interest rate (annual rate divided by 12 and then by 100), and n is the tenure in months.

Two practical takeaways: extending the tenure lowers your EMI but sharply increases total interest, and even a 0.5% lower rate on a long-tenure loan may reduce total interest by several lakh rupees. Available rates vary by profile and lender policy.
