How this calculator works

It uses the standard reducing-balance EMI formula on your outstanding amount, rate and remaining tenure. It then subtracts your prepayment and shows two common outcomes: keeping the same EMI to finish earlier, or keeping the same tenure with a lower EMI. Prepayment charges are deducted from the estimated savings.

Before you prepay

  • Check whether your lender allows part-prepayment and after how many EMIs
  • Confirm prepayment or foreclosure charges and any GST on them
  • Ask whether the lender will reduce your EMI or your tenure after prepayment
  • Keep an emergency fund — do not prepay money you may need soon
